Hardwood Floor Refinishing

Expert Hardwood Floor Refinishing & Restoration for a Like-New Shine.

Hardwood floor refinishing is the most cost-effective way to restore your floors to like-new condition without replacing them. Over time, hardwood develops scratches, scuffs, dullness, and uneven wear patterns. Our full sand-and-refinish service brings the wood back to bare grain, then builds it back up with your chosen stain and a premium polyurethane finish.

We use professional-grade dustless sanding equipment, which captures over 99% of fine particles at the source. This means less cleanup for you, better air quality during the job, and an even, debris-free surface that holds finish better. After sanding, we apply stain test patches so you can see the exact color before we commit. Then we apply two to three coats of either water-based or oil-based finish, each lightly buffed between coats for a smooth, glass-like result.

Our refinishing service is the same process used in the 26+ years Leo and his crew have served Queens, Brooklyn, and Long Island homeowners. We use Bona Traffic HD and Pallmann Magic Oil among other professional-grade products — not the big-box retail finishes you’ll find on a DIY shelf.

How it works

How a hardwood floor refinishing job runs

  1. 01

    Free on-site assessment

Leo visits your home to evaluate floor condition, measure square footage, and identify any board repairs needed before sanding.

  2. 02

    Furniture move and floor prep

We protect baseboards and walls, move furniture per agreement, and nail down squeaky boards before the sander touches the floor.

  3. 03

    Dustless sanding

Multi-pass sanding with progressively finer grits (36, 60, 80, 100+) removes old finish and evens out surface undulation. Dustless system captures fine particles at source.

  4. 04

    Stain application

If staining, we apply test patches in an inconspicuous corner, confirm your color choice, then roll out the full stain coat and wipe for even penetration.

  5. 05

    Finish coats

Two to three coats of water-based or oil-based polyurethane, with light buff screening between coats for adhesion and smoothness.

  6. 06

    Cure and walkthrough

We allow proper cure time, do a final quality walkthrough with you, and hand over a written care guide.

Hardwood Floor Refinishing questions

How long does hardwood floor refinishing take?

Most single-room refinishing jobs take 1–2 days for sanding and coats. Multi-room projects run 3–5 days. Plan to stay off the floors 24 hours after the final coat (longer for oil-based finish).

How many times can you refinish hardwood floors?

Solid hardwood 3/4" thick can typically be refinished 5–8 times over its lifetime. Engineered hardwood depends on the veneer layer thickness, often 2–3 times. We check your wear layer before recommending refinishing vs. replacement.

Is dustless sanding really dust-free?

Dustless means 95–99% dust capture at the sanding head. There will be fine residual dust in the air, but far less mess than traditional open sanding. We still recommend covering furniture in adjacent rooms.

Can I stay in my home during refinishing?

You can stay in non-sanded areas, but the finishing coats produce fumes, especially oil-based. We recommend spending the night away the day finishes are applied. Water-based finishes are significantly less odorous.
